By expressing interest in leasing your property to Bunzo, you agree to the following terms and conditions, which form the basis of our site selection, evaluation, and rental process:
➤ The property must be legally owned or controlled by the applicant.
➤ Clear and marketable title documents must be provided.
➤ All local municipal permissions for commercial use must be available or obtainable.
➤ Preferably located in commercial zones, high-footfall areas, or prime residential catchments.
➤ Minimum size: 150 sq. ft (for kiosk) to 1000+ sq. ft (for dine-in formats).
➤ Bunzo reserves the right to physically inspect and assess the property.
➤ Submission of property details does not guarantee selection or agreement.
➤ Final approval is based on location viability, visibility, parking/access, and zoning regulations.
➤ A formal lease deed will be executed upon final selection.
➤ Lease term: Minimum 3 to 5 years (with renewal options).
➤ Rent amount, escalation, and deposit terms will be mutually agreed upon.
➤ The landlord must allow basic interior fit-outs and branding as per Bunzo standards.
➤ Structural repairs and property tax obligations shall typically rest with the property owner.
Utilities like electricity, water, drainage, and necessary NOCs must be facilitated.Lease term: Minimum 3 to 5 years (with renewal options).
➤ External signage and Bunzo branding must be permitted.
• Any permanent structural changes will be discussed and approved in writing.
➤ Landlord agrees not to lease adjacent or same-complex space to direct QSR competitors during the term of lease, if applicable.
➤ Any proprietary information shared during site discussions or due diligence shall remain confidential.
➤ Either party may terminate the agreement under agreed conditions (e.g., non-performance, breach of terms, mutual consent, etc.), as outlined in the final lease deed.
➤ All terms are subject to local laws and regulations.
• Bunzo will not engage in any agreement that violates municipal, zoning, or FSSAI/health compliance standards.
These terms are indicative and subject to modification during final lease discussions. A comprehensive legal lease agreement will be signed with all binding clauses and obligations.
